Red Pine specializes in quickly and creatively structuring lending products for borrowers with unanticipated capital needs. Red Pine works closely with its borrowers and their advisors to craft a secured collateral package which may or may not include real estate assets. Red Pine offers its borrowers certainty of closure as traditional lending sources become increasingly unreliable in response to credit market trends.

First Mortgage Loans

Red Pine originates first mortgage loans, usually in concert with an acquisition of a company or portfolio of real estate and non-real estate assets.

Mezzanine Loans

Red Pine structures and originates mezzanine loans in connection with multifamily, retail, industrial, office, hospitality and condominium projects and, in limited circumstances, structures loans with lower interest only payments and equity profit participation.

Red Pine makes strategic equity investments in real estate projects in connection with the acquisition, development and/or construction of multi-family, retail, industrial, office, hospitality and condominium projects. Equity financings are usually arranged in concert with the origination of a mezzanine loan.

Sale-Leaseback Financing

Red Pine provides capital to cash flowing companies that own real estate by acquiring a company’s portfolio of real estate and leasing the assets back to the company at competitive capitalization rates. Red Pine will often acquire such portfolios by sponsoring tenant-in-common investments.
